The Home Buying Process

Buying your first home is a big step, and an exciting one! While it might seem a little overwhelming at first, we’ve simplified the process into easy steps to guide you. Here’s your roadmap to becoming a homeowner, minus the stress!

1. Know your budget

First things first: figure out how much house you can afford. Take a look at your savings, monthly income, and any expenses. The goal is to buy a home that fits comfortably within your budget. Pro tip: homes that are 3-5 times your annual income are a good place to start if you plan to put down a 20% down payment.

2. Get pre-approved for a mortgage

Think of this step as getting a golden ticket! A mortgage pre-approval tells sellers you’re serious and ready to go. A lender will check your finances (income, credit score, etc.) and let you know how much they’re willing to lend. This way, you’ll know exactly what price range to shop in!

3. Find a rockstar real estate agent

Next up: finding a real estate agent who gets you. They’ll be your guide through this whole process, helping you find homes that match your needs and budget. They’ll also handle negotiations and give advice on local market trends. Be sure to pick someone who knows your desired area inside out!

4. Start house hunting

Now the fun begins, house hunting! Create a list of your must-haves (number of bedrooms, outdoor space, great kitchen, etc.) and your nice-to-haves. With your agent’s help, you’ll tour homes, explore neighborhoods, and get a feel for what’s out there. Try not to fall in love with the first house, keep your options open!

5. Make an offer

Found “the one”? It’s time to make an offer! Your agent will help you decide on a fair price, based on the home’s value and local market conditions. Don’t worry if your first offer doesn’t get accepted right away. Sometimes it takes a couple of tries before landing the perfect deal.

6. Home inspection and appraisal

Once your offer is accepted, it's inspection time. A home inspection makes sure there are no hidden surprises (like a leaky roof or broken pipes). If there are issues, you can negotiate with the seller to fix them or lower the price. The lender will also need an appraisal to confirm the home is worth the money you're borrowing.

7. Lock in your loan

Now that the home has passed inspection and appraisal, it’s time to finalize your mortgage. This means working with your lender to gather all the necessary paperwork and lock in your interest rate. You're almost at the finish line!

8. Closing day, get the keys!

Closing is the final step! You’ll sign a stack of paperwork to transfer ownership of the home, and pay closing costs (like appraisal fees, title insurance, and loan fees). Once everything’s signed and sealed, you’ll get the keys to your new home. Cue the celebrations!
